The project is located in Thong Lo area, a trendy district area of Bangkok. Unlike most of condominium in the CBD, the Monument Thonglo is designed for a family who love to have a permanent home and really spend their life in the area.
At the first visit to the site, the design team was impressed by the group of existing giant rain trees that stood throughout the site. Therefore, to reserve these trees is indispensable. The architect came up with a design strategy to keep these existing trees (some were well preserved and carefully transplanted to the back garden).
The project is composed of two parts: a front building and a tower. These two are linked by a bridge. It is intentionally to make them contrast identity.
Front building has been designed for pedestrian perception. It characterized by a series of strips that metaphor from annual ring of a tree. These strips are designed for ventilation purpose; there are several mechanical rooms inside. The unique shape meant to touch the ground as small footprint as possible to allow usage under shading. There are six floors below grade parking underneath, people can access to the parking at the center of the trunk, while car ramp is located on the other side. On top is part of facilities consist of a swimming pool, pool lounge, and steps green roof.
Tower has been designed for city perception. It is, on the other hand, monolithic. The tower offers a corner view for maximum visual and also cross ventilation for every unit. At low zone, there are four units per floor (125 square meters/unit) with 3.5 meter floor to floor height. At High zone, there are two units per floor (250 square meters/unit) with 3.8 meter floor to floor height. Every unit got private elevators, maid room, separated service corridor, full height triple grazing façade, laminated IGU glass, VRF air conditioning system, and special for the three-bedroom unit that has welcome hall and Terrace which split between service zone and living zone. The building is also designed for pet friendly; pet allow to use the service elevator and service corridor, pet park locate at the front of the project.
The main challenge of the project were regulation and EIA process. Realizing this issue lead multi-residential projects in Bangkok in to pretty much the same pattern, a solid chunk of parking podium with a tower on it. The stereotype is not so well communicated to the neighbor. Our strategy of separate the project into two pieces has several benefits; It free up the ground floor for more green area and allow more connection to the neighbor. The face that underground floor is only under the front building, It allows more flexibility to design unit layout which are on the tower portion without transferring structure. It speeds up the construction period which is well tradeoff for keeping the trees. It forces people to walk in to the tower via the front door lobby which enhance strong community.
