The Lofts is a new residential development in North-West London occupying a converted 50's industrial building. The building is brought back to life with large warehouse style windows and a new façade. Having been built for light industrial use, the fabric of the building lent itself to larger openings to get light into the deep floor plate. The stair core is moved to the centre of the building allowing it to be transformed into a residential building to house 28 stylish apartments, a mixture of 1, 2 & 3 bed flats arranged over three floors. The fourth floor, perched on top of the existing structure, is set back from the building line with a sharp roof edge to complement the solid brick building. This level houses 4 penthouse flats, each with a private terrace, enjoying panoramic views.
The existing building’s large footprint meant that the deep floor plan needed careful consideration in order to take on the new residential occupation. Window sizes maximise daylight, while careful planning of the flats allow daylight deep into the interior.
The facades are cleaned and the render applied is stripped back to its original brick. The large loft style double-glazed windows have thin mullions, while Juliet balconies set within the industrial frames bring the outside in. The solid timber frame surrounding the windows aspires to soften the materiality of the facades contrasting the brick. A solid timber awning projects out from the entrance foyer over the pavement in front, inviting the owners in. The canopy extends inside forming the ceiling all the way down the length of the entrance hall to the new circulation core.
The former light industrial use of the building dictated high ceilings which are maintained throughout with the new use, 3-4m ceiling heights were kept wherever possible. Open plan living is achieved with the kitchen being open to the dining/living light-filled area, a reminder of New York style loft living.
