The high expectations of the owners, combined with those of our office, inspired our design team to achieve, through its skill and creativity, the result you can see in the photographic material — an exceptional residence in a privileged location in Agios Athanasios, Limassol.
At the outset, one of the main challenges was ensuring the privacy of the residence and shielding it from the view of passers-by, since the corner plot borders two public roads. This was achieved by avoiding the design of large openings or window frames facing the street network. Instead, only the necessary and minimal openings were designed on the sides exposed to the roads, contributing to the functionality of the residence. On the southern side, however, large openings were created to serve as connecting links between the interior and exterior spaces, giving the impression of a seamless whole. Therefore, the definition of the residence’s boundaries played a crucial role in its design. The connection with the public road network was intentionally minimized, while emphasis was given to the southern section with the creation of a high-standard private outdoor area dominated by an infinity swimming pool.
With regard to the swimming pool, our aim was for it to blend harmoniously with the surrounding open spaces and with the residence itself. This was achieved by aligning the pool parallel to the main building and designing its overflow to disappear smoothly into the ceramic paving of the yard. The pool’s internal color scheme further enhances this sense of harmony. Externally, it is equipped with an underground engine room as well as a sanitary facility.
Upon entering the ground floor, visitors encounter an open-plan space that includes the living room, dining area, and kitchen. At one point within this space stands the central column housing the fireplace and television, which provides the feeling of being in a unified yet subtly zoned area. The interior finishes are of the highest quality. Particular emphasis was placed on concealed lighting and on the design of the ceiling, achieving a balanced combination of classic and contemporary elements. This unified interior connects directly with the outdoor pool area, creating a sense of spaciousness and continuity. Access to the kitchen’s auxiliary area is provided through an arched doorway. Special attention was also given to the design and material selection of the sanitary areas.
The staircase leading to the first floor was designed to stand as a feature within the ground-floor space — through its layout, choice of materials, and design details. It is characterized by dark granite steps and concealed lighting on each riser. On the first floor are the four bedrooms. The master bedroom, in addition to its private bathroom, includes a comfortable walk-in wardrobe and a covered veranda overlooking the swimming pool and facing south. A distinctive feature of this veranda is its glass floor, which extends partly over the pool, creating a closer visual and spatial connection with the water.
A key request from the owners was the inclusion of a guesthouse that would not interfere with the main residence. Our proposal was to design the guesthouse on the roof of the main building, harmoniously integrated into the overall structure. Access to it is independent, via an external circular metal staircase that starts from the ground floor and leads directly to the second level and the guesthouse.
The building is of conventional reinforced concrete construction, with the selective use of heavy-duty steel elements in certain areas. External materials were applied with restraint — avoiding excessive ornamentation — in order to maintain a refined and understated aesthetic on the façades. All specifications were meticulously followed to ensure the project meets high energy-efficiency standards.
