Moreton Paddox is a small, unique rural settlement in Warwickshire which replaced a large country house of the same name and Ghost House sits at the end of the former main drive, partially sunken into the ground and bounded on three sides by retaining walls. Baynes & Co. obtained the original planning consent, passing the tests laid out in the NPPF Para 55, however the client felt there was scope to push the design further.
The project demonstrates a meaningful design collaboration between client and architect, who have developed a close working relationship. BPN’s role was to support and facilitate ideas from the clients brief to create an extraordinary place to not only live and work, but to provide a back drop for a collection of contemporary art.
Working with the client and his contractors on a daily basis, models, sketches and BIM models were used to explore ideas and support the client in undertaking this ambitious self build.
With the principles of the 2015 consent, a structure first perspective was taken, questioning the relevance of the other ‘stuff’ that gets layered into contemporary buildings. The result is a house constructed entirely from in situ concrete and steel. Meticulous design and onsite co-ordination was required to enable all services to be cast into the structure.
From the driveway a path dissects a large roof top reflecting pool, marking the entrance to the house. The path descends into a small courtyard, enclosed on 3 sides with steel framed glazing, allowing light to flood into the centre of the house, with a simple black door set within a concrete wall providing an understated entrance into the house. Inside, a large open plan living space, arranged around a central island kitchen overlooks the largest of the courtyards, with the master bedroom suspended overhead creating a 16.5m column free span. Two folded steel staircases lead symmetrically from the front door to the master suite. Two further bedroom suites are located at lower ground level with a cinema room located at the far end of the house.
