Resort Town keystone site : : Location of the historic train Depot, abandoned in 1951 due to discovery of lead endangerment in the mine, one of the principal sources of economy. This is the location of the first electric city street lights powered by Bridal Veil Falls at the vista of the box canyon. This site was one of five [5] studied for acquisition and development by Cobb Partners of Miami. Glad took over the zoning case, redesigning the real estate concept for the 7.6 AC of raw land at the base of the mountain, and to one day be connected to the Mountain Village, up the sky run. The economic parameters of this style of land planning and resort urban design is quantified by the multiplier of the land sales of parcels in the new Value Added with the land purchase price being $6/SF. Upon success of the design of the zoning and market concept, the site closed simultaneously with a closing of the first parcel at 12X the price, or $ 76/SF. The report on the final San Miguel unique site held out for sale last, was 55X or approximately $330/SF. This is Glad's personal best in design of market based real estate and urban economic development.
