Formerly retail space, a film school, and a commercial live theater, this land-mark
building has been redesigned for commercial offices and a rooftop
restaurant and event space, designed as core & shell. The majority of the
building’s interiors were renovated, including structural elements and the fourth
floor to accommodate the new program and a 3-story rooftop addition encased
in a gigantic glass dome.
Sustainability and occupancy comfort were preeminent design goals for the
3-story glass-encased addition. While typical Electro-Mechanical systems are
housed on roofs, Dagher Engineering’s design incorporated mechanical systems
on each floor and a larger mechanical room in the cellar. Sprinklers and lighting
have been incorporated and concealed within the glass dome atrium.
Dagher Engineering has also been engaged with providing assistance with LEED
Consulting services, including the preparation of an Energy Model, Commissioning,
and necessary MEP LEED documentation.
