A five-level mixed-use project spans two zones on Santa Monica Boulevard in Hollywood. There are 52 large one, two, and three bedroom apartments set in two buildings above a common podium of two levels of underground parking. The two buildings respect the varied zoning of the site. The larger building, facing Santa Monica Boulevard contains two levels of commercial lease space arranged around a courtyard open to the Boulevard. The ground floor commercial will have a pharmacy, restaurant and cafe. The second floor will contain professional offices. The upper floor units have loft mezzanines and decks that provide great views of surrounding redeveloped Hollywood and the iconic "Hollywood" sign to the north.
