Swadesh BD is a dry food industry. It produces Muri (puffed rice), Dry cake, Chanachur, Spicy powder and Chips. For business expansion they required a large area and hence purchased a land in the sub-urban Khulna adjacent to Koya Bazar in Dumuria Thana which previously used to be a brick field. About 15 km away from the main city, the site covers an area of 11 acres (478500 Sq.ft) with a river flowing along the east side and an access road on the west. The site is linear in shape and 7 feet below the access level with an existing two story building in the North-West corner. Only 6 out of 11 acres are used in the first phase of design process and the rest is kept for future extensions and developments.
Responding to the site conditions, the main idea is to arrange the functions around a large open space allocated for parking and loading/unloading area while providing green buffer zones. Three large water bodies are introduced alongside the river to collect rain water and protect the site from overflowing. They are also meant to serve as fisheries creating employment for the locals while benefiting the company with an additional source of income.
The functions are divided into five blocks- office block, workers entry and locker room block, services and canteen block, production blocks and a warehouse. Burnt brick, metal truss and corrugated cement sheets are used as major construction materials. The blocks are carefully oriented to maximize day lighting and the movement of prevalent winds through it and cross ventilation through the blocks is maximized by the strategic placement of openings and thus reducing energy consumption. Cavity walls are used in warehouse and production blocks while 10 inches thick walls are used in other blocks to prevent heating. Epoxy paint is used on the floors and the interior walls are painted on plaster finish. Provisions for solar panels are created to power outdoor lighting. Different blocks and functions are connected through corridors built with Jali brick walls and louvers providing privacy and a visual linkage to outdoor open spaces. A bicycle stand is designed for the local workers. Active and passive fire fighting measures are introduced in the building design process.
Total built area of the whole complex is 40000 Sq.ft (only 15% of first stage land area) and the rest of the land is being used for vegetation and open paved area. The canteen and the office block facing the water bodies allow the workers to enjoy a refreshing view during the lunch period. Vegetation between each block provide visual refreshment during daytime. Going ‘green’, the factory features over 70% green area, man-made water bodies , cavity walls, shading devices, thoughtfully planned openings and solar panels providing a sustainable design which creates a comfortable and refreshing working environment for all the workers and employees.
