How can a blighted urban eyesore be transformed into an aesthetically pleasing centerpiece to an existing vernacular neighborhood? We in Wyoming are new to this challenge—America’s least-populous state is only now beginning to recognize that some of its towns are, in fact, cities with real urban centers and an emerging urban consciousness.
Just steps away from the new civic transit system in the heart of downtown Casper, Wyoming, Sunshine Apartments represents a fresh, practical response to the age-old urban challenge of preserving and renewing a vibrant central residential district as an alternative to suburban sprawl. Our 7,829-square-foot residential complex will replace the notorious KC Apartments, which were condemned in October of 2009 for numerous fire and safety code violations, displacing some 100 residents. With funding awarded through the Neighborhood Stabilization Program, Sunshine Apartments will introduce an exciting new urban housing choice for families that meet affordable-income limits, thus encouraging healthy economic diversity as Casper transforms itself from a small town to a small city.
From the cleanup of the site to construction and occupancy the Sunshine Apartments project will meet the most stringent standards for environmental quality and sustainability. All materials found on the site, such as red brick, millwork, cabinetry, hardwood flooring, asphalt, and concrete, will be properly recycled. We will use only environmentally preferred building materials. In order to optimize energy performance, every unit will have ENERGY STAR appliances and an individual tankless hot-water heater. Indoor air quality will be maintained with outdoor ventilation, moisture control, and room-to-room load calculations. An innovative landscaping design features drought-resistance plants and storm-water control.
This project will follow the required verification procedures and field testing to earn LEED Gold certification, a first in multi-family projects for the entire state of Wyoming. Construction is scheduled to begin in March, 2011.
