Nestled in the prime residential locality of Dadar, Mumbai, Sugee Shubhada stands tall on its modest plot, embodying the cultural significance of its surrounding area. The sea-facing apartments in the high rise building however has a humble beginning to it. Built circa 1940, the building was well maintained through the 70’s. However, due to exchange of ownership and poor maintenance, the possibility of preservation and refurbishment was next to impossible. Thus, the redevelopment plan for the building was proposed, which was focused on retaining the deep-rooted connect that the residents had to the locality and its cultural significance.
The project aimed at revitalising an aging residential area that holds significant historical and cultural value to its community. The redevelopment concept was all about preserving the essence of the place that residents cherished, while enhancing their overall lifestyle and increasing functionality in their homes. The older building lacked well planned and ventilated apartments, parking spaces, amenities, and other requirements for 21st century living. The redeveloped building was designed to address these needs while ensuring seamless integration of the new residents with the existing ones.
Given the small size of the site and its neighbourhood constraints, we designed a building with two apartments on each floor. Compact two-bedroom and one-bedroom apartments were planned, keeping in mind the current residents and their needs. The building was designed to make sure all apartments have sea facing rooms. Given its proximity to Mahim Bay, we ensured that the residents could enjoy the breathtaking views from the comfort of their own homes.
Each apartment unit is designed to feel spacious, featuring balconies and minimal use of hallways. The living room extends to overlook the sea, offering a panoramic view. Wooden flutes along the windows provide a barrier from direct sunlight while allowing in cool air. The apartment layout also ensures maximum privacy, preserving the sanctity of each home. Considering the high property prices in Mumbai, the rooms are designed to avoid wasted space in connecting passage areas, ensuring efficient use of space.
The external façade has been designed with the building's proximity to the sea in mind, using materials such as powder-coated aluminium and high-pressure laminates to prevent future corrosion. The faceted balcony enhances the architectural intent while also creating a sculptural niche within the house for the resident to enjoy their morning cuppa. The angular window in the living room enhances the viewing angle of the sea, allowing residents to enjoy the stunning panoramic views even more. It also acts as the perfect entry to the cosy balcony space.
The building also houses a car parking system to accommodate the needs of all residents. This automated vertical stacking system allowed us to fit maximum cars within the small plot while ensuring easy usability for residents and visitors alike. The entrance lobby, adorned with Italian marble and veneers, exudes a rich yet understated elegance. While the material palette lends to the overall richness of the space, the colour scheme and design retains its subtle character.
The project was successfully completed by the founders of Studio Emergence, both of whom were under 30 years old at the time, showcasing their leadership and vision in delivering high-quality design.
