The Villa, Panorama, Thessaloniki
Situated on an elevated site in the suburban area of Panorama, Thessaloniki, the villa overlooks the city, offering expansive views. When acquired by its current owners, the residence had remained unfinished for over a decade, with the exterior showing significant wear. The project brief called for a comprehensive interior redesign and a landscape arrangement around the existing pool to suit the owners’ lifestyle.
Spatial Organization
The ground floor hosts an open-plan kitchen, dining, and living area, all oriented toward the panoramic vista, along with a guest restroom. Vertical circulation is provided by a staircase and a lift, connecting to the private quarters.
On the first floor, the master suite features two bathrooms and a dressing room, while the child’s bedroom and main office occupy the remaining space. A secondary, compact workspace was added near the top of the stairs to support work-from-home needs. The lower level, connected to the pool and garage, accommodates two guest rooms with independent access, as well as leisure areas including a gym, spa, TV lounge, and a children’s playroom overlooking the water.
Design Concept and Materiality
The design merges minimalism with understated luxury. Dark-stained oak and gray marble define floors and walls, creating a warm, tactile foundation. Black Nero Marquina marble and black-stained wood are used sparingly for contrast, while mirrors and brass details in furniture and lighting add luminosity and sophistication. Pure white walls and curtains provide a calm backdrop, allowing textures and finishes to take prominence. Variations in furniture upholstery and textiles introduce softness, achieving a balanced interplay between material richness, color, and spatial volume.
The result is a cohesive, refined villa where panoramic views, functional zoning, and a tactile material palette harmonize to create a luxurious yet inviting home.
