Renovation Collaboration: Transforming a 30-Year-Old Townhouse into a Creative Office-Hotel

In the heart of Bangkok’s vibrant Charoen Nakhon district, a visionary collaboration between HAM Architects, Poonsook Architects, and a forward-thinking graphic designer client is reimagining a 30-year-old townhouse. This transformative project breathes new life into the historic structure, blending functionality and creativity to establish a dynamic office-hotel that bridges the worlds of work and leisure while fostering community interaction.

Preserving Heritage with a Modern Twist

A cornerstone of the renovation lies in the thoughtful preservation of the townhouse’s original facade. By honoring its characteristic significance and maintaining harmony with the surrounding neighborhood, the design retains a sense of place while introducing modern innovations. Key interventions include the integration of permeable, box-like windows, which flood the hotel rooms with natural light and create an inviting, uplifting ambiance for guests.

Balancing Tradition and Functionality

The interior design philosophy strikes a delicate balance between preserving the building’s heritage and meeting contemporary needs. For instance, removing a floor slab near the staircase void not only improves lighting and ventilation in the corridors but also addresses common challenges of traditional townhouse architecture, such as limited airflow and dim interiors.

Honoring the Past Through Design

One of the project’s most striking features is its intentional preservation of demolished elements. Remnants of staircases and cut slabs remain as subtle yet impactful reminders of the building’s transformation. These untouched relics narrate a story of resilience and evolution, adding depth to the architectural narrative and connecting the past with the present.

An Immersive Spatial Experience

Guests are welcomed through a captivating cave-like entrance with semi-transparent walls, which tease the marvels within. The journey continues on the first floor, where light wells and transparent partitions allow natural light to cascade through the space, creating a seamless connection between the hotel and the adjacent office areas. This interplay of light and space fosters a shared yet distinct environment that invites exploration and discovery.

A Palette of Rich Textures and Local Craftsmanship

The interior design weaves together a sophisticated palette of materials—warm timbers, sleek stainless steel, vibrant ceramics, and luxurious marble—to create an environment that is both harmonious and visually dynamic. The bathrooms, adorned with handcrafted tiles from Chiang Mai, inject bursts of color and cultural authenticity, echoing the ethos of the project and celebrating local artistry.
