The main goals for Station Center are three-fold: the first is to create a transit-oriented development that will result in a lively urban center that capitalizes on multi-modal transportation opportunities available in the area. The second goal is to improve the public realm of the neighborhood with active, flexible, outdoor public space – both by developing a festival street at 300 South with connected north-south urban plazas, and by activating existing open space and creating new neighborhood amenities. The third goal is to support the construction of projects that implement sustainable development principles and limit carbon emissions.
Below is a summary of more specific goals as they pertain to different project elements.
ECONOMIC DEVELOPMENT
- Develop active street-level uses of residential and office buildings to create a vibrant, pedestrian-scale, urban neighborhood.
- Encourage small neighborhood retail (i.e., coffee shops, book stores, bodegas, small grocery stores) to provide goods and services to residents, office tenants, and commuters.
- Increase transit ridership by providing housing, office, retail, and dining opportunities in the neighborhood that are served by all modes of transit.
- Where possible, work with UTA to address parking needs of transit users.
- Create a year-round public market that complements the Downtown Farmers' Market and supports the local food economy.
RESIDENTIAL
- Provide high-quality, diverse, and income-balanced housing stock of moderate to high density.
- Encourage a diverse mix of housing typology that meshes with urban-scale, mixed-use development.
COMMUNITY
- Ensure that new development will promote safety and create a vibrant destination for residents, workers, and visitors alike.
- Provide a mix of public and commercial uses, integrated with well-designed public spaces and frequent programming that will transform Station Center’s festival street and plazas into successful, vibrant, and well-used gathering places.
- Build a year-round public market that anchors the surrounding development, providing an invaluable amenity to the community.
- Preserve and convert historic buildings to uses that benefit new aspects of the development, as well as reinforce the historic architectural character of the neighborhood.
BUSINESS
- Establish Station Center as a premier business location that benefits from unique multi-modal transit opportunities and is connected to downtown.
PUBLIC SPACE
Provide public spaces that will be:
- constructed using high quality materials;
- flexible to accommodate both active (festivals, programmed events) and passive (day-to-day pedestrian) uses;
- programmed for public events year round;
- accessible and attractive to visitors, residents and workers;
- visible, safe and accessible from all aspects of the project.
- Provide interesting and safe pedestrian connections at midblock
locations to create a vibrant, walkable urban neighborhood.
SUSTAINABILITY
- Construct all new buildings and renovate existing buildings to meet LEED ND Silver standards.
- Provide residents an opportunity to have a car-free lifestyle with ease of access to transit, goods, and services.
- Encourage workers, visitors, and residents to utilize the public transit network through initiatives that incentivize employers and property owners to purchase public transit passes for their tenants.
- Create an environment conducive to the use of bicycles as a transportation mode including bike storage facilities, on-street bike parking, bike-share stations and other related amenities.
INFRASTRUCTURE
- Create an architecturally unique festival street on 300 South Street between 500 West and 600 West Streets to activate the area, enhance surrounding development, and promote public events.
- Introduce a grid of mid-block streets and pedestrian connections to provide a high level of pedestrian connectivity to transit, development, open space, and other destinations.
PARKING/VEHICULAR CIRCULATION
- Maximize the use of parking stalls by implementing shared-use parking systems.
- Encourage the use of multi-modal transportation opportunities at Salt Lake Central Station.
- Coordinate vehicular circulation such that the pedestrian realm is preserved as a safe and attractive space for the public.
- Create a park and walk environment that encourages visitors to leave their cars and access the neighborhood as pedestrians.
