The first speculative office building developed in downtown Boston since the late 1980’s, this 36-story, 500 foot high-rise office tower stands as a signature gateway to the Financial District, in a class by itself. The tower is connected to a 100 foot, seven-story low-rise component which faces the historic Market District. Additionally, there is a five-level below-grade parking garage capable of accommodating approximately 900 cars. TRO Jung|Brannen designed the building to be harmonious with the surrounding neighborhoods and abutting historical structures.
The tower features two main entrances and a seven-story atrium with interior arcades. Public amenities were an important part of the building design. A series of lobbies, passages, public spaces and retail shops all flow together and are linked to street level pedestrian circulation at the building’s entrances. A community exhibition area is also part of the street floor amenities.
The main lobby’s floor and walls are elegantly clad in imported marble. The modern light fixtures, polished stainless steel accents, and marble planters welcome each visitor upon arrival. The retail shops are inviting with their warm, maple storefronts and ornate ceilings and lighting.
The tower is equipped with state-of-the-art security equipment, including nearly invisible security cameras, a contactless card security system, and security bollards surrounding the perimeter of the building.
Shortly after completion of the one-million square foot class A+ office building the owners, Gale Company, sold the already fully leased tower to the State Street Corporation, for more than double the building cost. Their record sale, the highest per square foot paid for commercial real estate in Boston, is a true testament to the quality and design of the building. The central location, highly flexible floor plates and effectively detailed design makes this high-rise an enduring asset.
