Renovation of the monumental building into a warm family home
Brief
The Klinkhamer Huis, a distinguished 20th-century monumental house originally built by Jacob Klinkhamer in 1890, underwent a comprehensive transformation into a contemporary family home that retained its historical charm while meeting the specific needs of the clients. Due to its protected monument status, exterior alterations were limited, but the interiors and fundamental structure were thoroughly renovated.
Concept
The concept aimed to preserve the Neo-Renaissance style and eclecticism of the original design, treating the building and its neighboring symmetrical property as a unified ensemble. The front façade was meticulously restored, maintaining its historical significance, and a beautiful front garden with white Clematis flowers was added to enhance the house's aesthetic appeal and the neighborhood’s ambiance.
Layout
The layout was redesigned to convert all floors, including the basement and attic, into fully functional main floors with spacious open-plan designs. A private elevator was seamlessly integrated alongside the original staircase to provide comfortable access to all floors.
Front façade
Our main focus was to preserve the historical significance of the front façade while conducting a meticulous restoration that complied with modern insulation standards. We carefully cleaned and restored the original brick cladding and stone elements, bringing back their original glory. Energy efficiency was improved by replacing all windows while faithfully replicating the original profiles and frames. Additionally, we removed the attic window, a later addition, to restore the authentic charm of the façade.
Moreover, we seized the opportunity to create a stunning front façade garden adorned with magnificent white Clematis flowers. This not only enhances the house's aesthetic appeal but also contributes to the residents' well-being and positively impacts the entire neighborhood.
Read façade and garden
The rear façade was renovated with great care to preserve its historical character, featuring refined, monochromatic off-white stucco, authentic wooden balconies, cast iron railings, and ornate cornices. The rear garden was designed as a lush oasis with a marble-clad terrace and a vast expanse of grass, creating a serene sanctuary for the family.
Roof terrace
The rooftop terrace and dormer, although not part of the original structure, were artfully emphasized with clean and minimalist lines, complementing the contemporary essence of the house. The terrace’s glass railings provided uninterrupted panoramic views of the cityscape.
MEP and structure
The interior underwent extensive reconstruction, with the basement floor deepened and supplemented by a new foundation. Meticulous scraping and rebuilding of floors and walls ensured structural integrity and accommodated new MEP systems, including a new lift shaft for enhanced accessibility. Advanced MEP systems were designed to cater to the highest standards of a luxurious home, including ventilation, smart home integration, and comprehensive security features.
