The St. Luke's Church project seeks to provide new accommodation to continue the mission of the church in Millwall on the Isle of Dogs. The project is unique in bringing Christian and Muslim faith groups together to utilise communal facilities and has been self funded by the development of affordable housing on part of the site. The brief has been developed to include a new church, a community hall, prayer facilities for a Muslim group and community offices in addition to 22 housing units on a tight urban site. The housing consists of a 3-bedroom parsonage, two 3 bedroom town houses for market rent and 19 affordable housing units. The housing unit split is: five 3-bedroom ground level maisonettes, six 2-bedroom flats and eight 1-bedroom flats. The L shaped site has been split into two rectangles with one side being given over to 19 residential units and the other side accommodating a further 2 residential units, community hall, prayer room, offices, chapel and parsonage. Given the complexity of the brief, we have tried to keep the organisation of the building very clear and legible to assist the user and maximise the use of space within the building. There was a strong desire to very clearly signal the presence of the new church within the community. The residential site was purchased leasehold by a developer to allow the developer to discharge his housing obligations under a S106 agreement. The sale of this land provides a significant amount of the funding required to build the church and provide an ongoing income stream to sustain the mission. The buildings will incorporate a range of environmentally responsible measures as part of the overall strategy to minimise the carbon footprint of the scheme.
