The project is located in the south-west of Rennes, close to the city center, in a new expansion that aims to develop an extension of existing forest without destroying its natural properties and landscapes.
The project starts from an interaction between planners, landscape architects and biologists in charge of the building. The project is located in an area called "Inhabited Forest", where they developed several housing communities. Our organization responds to the urban type of "Agora" consists in a closed block with a large central courtyard. The urban planning presents a closed limit allowing permeability in the ground floor, and also a private and communal space for the city. It also proposes to respect the existing trees.
We set a building with a spongy form along its length and, at the same time, we kept the continuity of the close loop type. Therefore, we achieved a relatively fluffy building capable of providing each housing an outdoor space, similar to a terrace, but with the possibility of using it as a "winter garden".
Thus, in the corners, the vertical communication cores have been placed breaking the exterior line of the perimeter. In fact, these elements are, both in function and appearance, the “hinges” of the project, as they connect and unify.
Around the stairs and elevators, which run along a continuous vertical courtyard, are located the "loggias" or private terraces which create the access to the apartments.
The flexibility of these spaces and their relationship with the communal courtyard allow a custom thermal management with an active behavior of the building, depending on the outside weather conditions.
The interior facade recovers the inherence of a leaf bearing reinforced concrete, providing a continuous exterior insulation and a metal sheet which creates a ventilated cavity facade. The set of strategies make the building have a higher thermal efficiency and a substantial saving of energy.
