This 10-unit condominium was constructed on the northern edge of the surging Center City real estate market. The surrounding neighborhood still retains much of its industrial fabric, characterized by a mix of building scales, materials, and programs. Many neighborhoods are still uneasy about increasing density, and this neighborhood was no exception. Our mission with this project was to demonstrate how a mid-sized building could fit neatly and politely into the existing urban fabric. Rather than create four three-story townhouses, for which the site was originally zoned, we introduced a single four-story massing containing four flats and six duplex units.
