Simone Little Italy is a 36-story, 612,000 SF mixed-use residential tower, and currently the tallest structure in downtown San Diego’s Little Italy neighborhood. Completed by San Diego’s JWDA Architects for Trammell Crow Residential, Simone’s polished figure enriches the city’s expanding skyline while program reaches new heights as a vibrant, sustainable, and connected community with panoramic city and water views in the heart of its dynamic urban setting.
Perched atop a five-story podium, the 405’ tower presents contemporary elegance with exposed concrete, floor-to-ceiling glazing, and architectural projections and offsets adorning its rectangular form. Simone’s 27,600 SF site is less than half of a typical city block, yet despite its small footprint, the tower is efficiently designed with 395 market rate and affordable dwelling units and five penthouses, and more than 18,700 SF of indoor and outdoor amenity spaces comprised of 16,600 SF of common outdoor decks equipped with living rooms, chef’s kitchen, and dining areas; a 4,000 SF state-of-the-art fitness center and yoga studio; 10,000 SF outdoor lounge with movie screen, a dog park, pet lounge and spa; and a bike repair shop with storage. The tower is topped with a lushly landscaped two-story sky lounge and pool deck with zero-edge pool and spa. A variety of co-working spaces include private offices, meeting rooms, study nooks, reading rooms, and a boutique library address the growing need to provide residents with stylish yet convenient spaces to work from home, with a speakeasy bar to be enjoyed during off-hours by tenants and guests.
Simone provides three levels of underground parking and 4½ levels of parking in an above grade podium, with the first level split between parking and a mixed-use residential lobby, containing leasing offices and a luxe green onyx marble mailroom and package center. The parking structure is concealed using light-diffusing polycarbonate panels, perforated panels for natural ventilation, and offset planes of fins and awnings clad with MCM panels for shadows and interest, that when illuminated at night creates a soft glow from inside the building along the streetscape.
Project challenges included an existing underground sewer tunnel easement traversing the site’s northern half from east to west, and the identification of a foundation system that ensures the tunnel remains undisturbed. Ultimately, soil mix columns were installed along each side of the tunnel for stability before placement of a mat slab podium. Appropriate placement of the 36-story tower was achieved through its careful placement on the site’s southwest portion with core and column footings outside of the easement.
LEED BD+C Gold certified, Simone is designed to deliver eco-and-pet-friendly housing near existing and planned job centers, easy access to High Quality Transit, and short walks to businesses, restaurants, and the San Diego waterfront, as well as major upcoming tech and life science campuses. Enhanced indoor air quality, thermal comfort, acoustic performance, water reduction, and use of recycled materials are just a few achievements of an integrative process used to build better and more efficiently, while promoting health and wellness for its users.
