3rd place of the international ideas competition Shopping Center Novoriga, made up of Shopping Center, Housing tower and Cash & Carry market, in collaboration with Kühnl+Schmidt Architekten AG, Karlsruhe - DE.
Location:
The project is located in close proximity to the roundabout connecting Novorizhskoye and Ilinskoye highways, 20 km from the center of Moscow, Russia.
Urban concept
The Shopping Center is composed of three independent units to ensure high flexibility if it has to be split in the future. There has been carefully considered the position and design of the buildings to make the Shopping Center easily recognizable from the motorway, attractive and comfortable for the customers.
Residential tower building
A housing tower-building placed at the nearest point to the motorway is an eye-catching landmark and symbol of the mall, to achieve a greater visual presence, making it standout and highlight its location from the motorway.
Composed of 27 storeys it will have a double use: leasable residential and retail surface on one hand and high facades which we can use for advertisement on the other one.
The plaza
The plaza is, along with the tower building, the main architectonic element to create “city-life” and transmit the atmosphere to the customers we want to. A plaza for the citizens with open-air activities, people going to and fro, people resting in the cafeterias and restaurants... The plaza with a wide, but controlled size and form, has a southern orientation and is located between the forested hill and the mall. Situated slightly above the ground level, the entrance is provided with slightly ascending stairs and seating areas... It ends in a funnel shaped entrance which leads into the inside and connects with the first mall’s atrium, creating a natural entrance, which formally invites the visitors to enter.
Shopping Mall
The Shopping Mall is planned as a two-storey compact building block with a GFA of approx. 50.000 square meters per floor, plus a basement for car parking.
The two-storey mall is arranged in a triangular loop with 3 big atriums in the corners. A concept that allows bright illuminated spaces flooded with daylight, in multiple dimensions and shapes, with architectonic elements that ease orientation and permits a wide open view through the levels and provides interesting visual experiences.
Every atrium obtains a different design which gives a special character to each one, creating different space experiences and helping customers to find their way around. The big atriums allow concepts like the “house in house” containing the info-point, cafés or smaller retailers.
Furthermore, the marketing reasons (ring-mall) there are major advantages in a compact construction because the surface of facades and roofs are smaller and there is a reduction in the necessary sealed ground surface as well. Additionally it will be more sustainable, reducing the energy consumption too.
