SEPIZ is a typical infill apartment building in Tehran, with access from both the north and south sides of the property, offering stunning views of the mountains and the city. The building features five 4-bedroom units, each benefiting from dual-sided views. Two basement floors are dedicated to parking, a gym, a pool, service areas, and a mechanical room.
The main design approach was to explore and develop the concept of transitional space between the interior and exterior—what we refer to as the "in-between space." This space aims to enhance the living experience within the common infill typology seen in large cities like Tehran, where designs often result in rigid, clearly defined, two-dimensional boundaries between private (indoor) and public (outdoor) spaces.
To overcome the typical limitations of infill designs and expand the transitional zone between indoors and outdoors, we developed a unique layout for each level. This resulted in varying interior volumes, which, when stacked within the municipality's permitted building envelope, created a vertical void. This void allowed us to integrate balconies, creating the desired "in-between" spaces that blur the boundary between inside and outside.
On the north side, the void is deeper than on the south, taking advantage of the superior mountain views. This additional depth accommodates larger balconies for daily activities, seamlessly connecting the interior with the outdoors. In some areas, walls with built-in flowerboxes were added to balance privacy and views—particularly due to cultural considerations—while strengthening the relationship between private and public spaces.
We believe these transitional spaces can elevate the standard of living in Tehran’s common apartment typology, which often lacks greenery and communal outdoor areas.
