On a tight urban site with a depth of less than 50 feet, we designed 48 mixed-income housing units, improving access to a neighborhood offering ample career opportunities, shopping, amenities, and public transportation.
Rather than a single building, our design incorporates three 16-unit buildings. The 3-building concept was precipitated by the site depth, which was not adequate for a double loaded housing floor plan. The three-building concept allowed for surface parking, and some green space. The solution enabled for a more economical and sustainable wood frame construction. The one- and two-bedroom units all have eat-in islands in the kitchens, dishwashers and in-unit washer/dryers and access to high-speed internet. A quarter of the units are fully ADA accessible and the rest can be converted if needed.
Our creative design fit both financially and physically tight restrictions, allowing Structured Development and Evergreen to fulfill a decade-long promise to bring more affordable housing to the neighborhood. The building is designed to meet the standards of the Illinois Housing Department Authority, the Mayor’s office, and will receive sustainability certification through Enterprise Green Communities. With a Walk Score rating of 93, tenants can easily access shopping, public transportation, and more.
