On the property located on Avenida Santa Fe No. 455, with a
surface area of 2,716.48 m2 and
with two exposures (Avenida Santa Fe and the México-Toluca Highway frontage
road), two independent apartment towers were planned with each having the
following characteristics:

The pedestrian access to the lower level was designed with a
thin glass and steel covering to emphasize the main entrance and protect users
from the rain.The project adds up to 643.60 m2 on the lower level where
the following spaces are found in it:
Main vestibule with reception and security, Elevator Vestibule and Stairs,
Administrative Office, Place for Correspondence, Multi-Purpose room with a view
of the garden and a play area connected to the terrace for recreational
activities. Also, there is a
garden that serves as a green transition area towards the highway frontage
road.
The tower’s design took into account a Central Service area
that has a vestibule to access four apartments per level, three elevators,
emergency stairways, a trash room with a duct, as well as four main ducts for
installations.
The plan for this Central Service area is repeated on all
levels of the tower, including the basement, parking and the gymnasium on the
last level, thereby guaranteeing efficient vertical connections for users, as
well as facilitating installation paths.
A gymnasium was placed on level 32 with dressing rooms for
men and women, two exercise rooms, one for aerobic exercise room and the other
for different activities with special equipment. These have a glass-roofed terrace allowing for views of the cityscape.
The project has four complete levels for parking, one being
divided into two half levels, with a capacity for 314 automobiles, occupying
and spreading out across the entire lot at a depth of approximately 15.00
meters below sidewalk level.Connections
between the half levels are achieved via ramps with a 12% slope, with a
continuous, one-directional flow of traffic.
With a total of 120 apartments, it is estimated that the occupancy
rate could fluctuate between a high of 421 people and a low of 270 people. For such an occupancy rate, the design
proposes to meet standards and safety and comfort requirements in all aspects:
structure, installations, equipment, materials, and easy-care finishes.
The uncovered exterior areas were designed as terraces and
gardens. They are also viable in
terms of access and egress by means of an internal street and ramps.
In this Project is was quite important to achieve a
structural solution that would allow for speed and cleanliness during the work,
easy-mount pre-fabricated facades, a solid appearance and durability, and
interior spaces with the flexibility to allow for adaptation to user needs. Therefore,
it was decided that for the tower there would be a steel structure that could
be used with screws with a galvanized steel system (“losacera”), pre-casts that
look like concrete, aluminum modular partitioning and tinted glass all of which
result in a contemporary appearance of simple lines which are integrated into
the urban context of Santa Fe.
