Located in San Isidro, just a few meters from the Lima Golf Club, S4N70 explores a new way of living in the city through an architecture that responds both to its immediate context and to the site’s own logic. Its design grows out of the lot’s L-shaped geometry, organizing the program into two independent towers: an inner tower oriented toward a central courtyard that brings in light and a sense of openness, and a front tower that takes advantage of Av. Santo Toribio’s openness to project its views toward the golf course. This arrangement not only resolves the site’s spatial conditions, but also optimizes daylight, ventilation, and privacy in every unit.
S4N70’s architectural language is grounded in honest materiality and energy efficiency. The exposed concrete façade, textured with timber-board formwork, reduces maintenance and eliminates the need for paint, while a black ceramic brick lattice filters light, helps regulate interior temperature, and serves as a support for vegetation. These choices are not merely formal gestures, but strategies to integrate the building with its surroundings and enhance environmental comfort. In terms of sustainability, the project incorporates a greywater reuse system for irrigation, low-consumption faucets and lighting, occupancy sensors in stairwells, and automated roller-blind controls to optimize natural light and indoor temperature.
Designed for those who value design, efficiency, and a strong relationship with place, S4N70 proposes a timeless and responsible architecture. More than a building, it is an exploration of how we can inhabit Lima in a more balanced way—through spaces that engage in dialogue with the city and project a new way of living within it.
