The chosen location for the development of Runport is strategically situated at the foot of exit 32 (Veldhoven-Zuid) of the A2. It is a prominent location at 'Brainport Avenue', the part of the A2 that crosses the urban area of knowledge region South East Brabant. The location is not only visible to millions of passers-by, but also marks the entrance to business park the Run, where companies such as ASML and Navteq are located. Therefore, it is of regional importance to erect a building here with a special architectural value and which expresses the economic potential of this area.
The location is accessible via the Kempenbaan, which also grants access to business park the Run. The location can currently be reached by public transport from Eindhoven Central Station within 20 minutes. With the completion of the HOV corridor (Phileas) via the Kempenbaan, this connection can be considerably improved regarding time and frequency.
In view of the current high traffic volume on the Kempenbaan, the municipality of Veldhoven has decided that the development at this location is restricted to 30,000 m2 gfa 'office'. To the future location to be developed at the other side of the Kempenbaan applies a limit of 10,000 m2 gfa. The proposal is to the stretch the capacity of the northern location to 40,000 m2 gfa and to investigate if this may be expanded by a programme (hotel, leisure), which would cause little or no traffic movement during rush hour. By concentrating the work programme at the northern location, the southern location can be freed up for an interpretation with landscape/park-like qualities. This could be combined with a recreational programme. This would also do justice to the ambitions of the municipality to emphasise the river Gender.
The location of Runport offers excellent parameters for the establishment of knowledge-intensive companies. This task goes beyond the mere development of space for offices and laboratories. It is of paramount importance for knowledge-intensive companies to offer an attractive and inspirational work environment to knowledge workers in which they feel comfortable and where development and exchange of knowledge are stimulated. The challenge for Runport is to create a work environment, which also is a valuable living environment with plenty of attention to meetings, contemplation, relaxation and physical health.
Why will Runport be a nice place to work?
First of all, due to Runport's accessibility. Besides a good connection with the motorway network and the HOV network, it also offers great parking facilities with plenty of capacity.
Secondly, the extensive range of facilities, so that work can be combined with other every-day activities, such as sports, food and shopping. Runport will function as a small village ('smart village') with restaurants, a café, fitness, childcare, supermarket, exhibition centre and much more. There are also plans for residential accommodation (hotel) for short and long stays. Companies such as ASML have indicated that there is a great need for this, in order to provide accommodation for their visitors and temporary staff members. Most facilities will be publicly accessible and opened outside of office hours. This means that the employees of companies on adjacent sites can also make use of these facilities, but also the well-informed motorway passers-by. This will create an attractive urban stir on the Runport park, both during the day and at night. Furthermore, support for these facilities will increase. The combination with hotel facilities offers many extra options in this respect.
One of the distinguishing features of Runport, and perhaps the most important facility, is the planned enclosed garden, protected from the noise and views of the motorway. This garden, actually a small park of more than one hectare, offers space for short walks, spontaneous meetings and individual contemplation. In addition, it will express collectivity and a sense of place.
Runport will also become a work environment with a distinct spatial quality.
Here, a special en spectacular building will be erected with its own identity. A building with pleasant work spaces and facilities, but also a building users can identify themselves with, a work place to be proud of!
Instead of a series of separate buildings in an open field, the choice was made to build just one building which houses multiple companies in the middle of shared facilities. One of the advantages of this concept is that all facilities are simple and easily accessible to all companies, which means that better use will be made of the facilities. The building also provides accommodation to smaller companies, which cannot afford a building with facilities of their own. This joining of forces also offers the option of making a major architectural statement. Instead of individual expression on a limited scale, companies will be part of something bigger, from which they can derive their identity.
The building will not be situated in the middle of the park, but on the outskirts of the location so it encloses a green outdoor space. It is exactly this enclosed and secluded character that will give the outdoor space quality. This is contrary to conventional arrangements in which the green space is mostly positioned around the building due to the presence of the motorway.
A building that excels in horizontality will emerge. This horizontal feature is, in a sense, the spatial interpretation of a work environment, in which cooperation and exchange are central points. In a tower, the interaction between the floors is more limited and, therefore, the interaction between departments and companies as well.
The volume that will be created is 440 meters long. Instead of competing with the highest buildings in the world, this 'landscaper' can be easily included in the list of the longest buildings in the world.
The heads of the landscraper will be heightened to heights of 33 and 45 meters, which creates a sculptural building that expresses the intimacy it wants to convey. Furthermore, a beautiful scenographic experience from the motorway will be created, where the position of the heads in relation to each other will constantly change.
The parking facilities consist of two layers, of which the lower is sunk about 1.5 meters. The facility is constructed from two loop-shaped parking lanes along the edges of the location. The total (maximal) capacity is about 1500 spaces. The main entrance is located at the side of the Kempenbaan. The northern entrance can be reached by way of a parallel road or the Julianalaan. The entrances are situated as close to the ramps as possible. This parking structure makes it possible to combine the advantages of the central parking facility (sharing of capacity) with the option of parking below the own company. The parking layers are mostly lit by daylight and, of course, ventilated. Embankments will rim the parking facility both on the outside and the inside, which will keep the cars from view. This creates a green basement for the glass building on top.
Enclosed by embankments and buildings, and therefore protected from noise, lies a spacious, but also intimate park. This park, 13,000 m2 large, offers an opportunity for relaxation and meetings to employees and hotel guests. The park also has the function to buffer the rainwater and as a result will regularly change appearance. This can be combined with ecological water purification and greywater facilities.
The lobby (more than 16,000 m2) is situated at a height of 4.5 metres above ground level lies. The entrances and receptions of the companies from the upper floors can be found here, but also the facilities. For example, (company) restaurants and conference rooms, but also a fitness room, an indoor pool, a supermarket and an exhibition centre. All facilities border on the green indoor space. Protruding balconies grant access to the park.
The sculptural building (more than 30,000 m2) is made up of offices, laboratories and hotel rooms. The number of companies that will be accommodated and the way in which the space is divided into lots is flexible. All office floors and hotel rooms have a view of the park and the city.
The roof functions as the deck of a ship. It serves as a link for the underlying programme and forges it together into a sculptural object. From the roof, there is a view of the building and of the enclosed garden, but especially of the surrounding area. With a maximal height of 55 metres, a spectacular view point of the city is created. The reward for a climb to the top is the sky restaurant; the highest point of the region. The roof is accessible from each office and hotel floor and, therefore, offers an escape route in the case of emergencies.
