Third Millennium Group - ownership of 540 West Madison, Chicago reconfirmed its commitment to the environment and their goal to achieve LEED Platinum Certification, by developing and deploying a rainwater recycling system which was completed in 2015. 540 West Madison is the first and only multi-tenant commercial building in Chicago to have this type of rainwater harvesting system.
As many depend solely on rain for day to day life, 540 West Madison optimizes the rain harvest to provide irrigation to the lushly landscaped 25,000 RSF private garden on the 6th floor and the expansive landscaped plaza at the main entrance to the building. The system features three (3) one-thousand (1,000) gallon cistern tanks which are located on the building’s 6th floor roof garden. To conceal the water tanks in a style that compliments the serenity and beauty of the garden, a series of customized screens were fabricated to conceal the tanks. There are a further three (3) one-thousand five hundred (1,500) gallon cistern tanks located on the lower garage level. Rainwater harvested in these systems provides distributed storm water runoff containment while simultaneously storing water which is used for irrigation at both locations. Filtration includes first an Industrial Water filter, three part sediment and carbon filter flowed by an Ultraviolet Water Purification UV lighting system.
The completion of the rainwater recycling system confirms the commitment for a more efficient property. When completed 540 West Madison Plaza was one of only three LEED Platinum buildings in the City of Chicago.
