The site, at the corner of rue Ledru Rollin and rue des Rogations, is situated amongst an urban fabric discernible by its typological diversity and heterogeneousness of existing building volumes, thus meaning the project must readdress its surroundings. Starting with its size and its function, the intention of the project strives to establish a more urban, residential scale, recalling the one that exists on rue des Rogations, whilst ensuring a transition with the smaller adjacent town houses.
The building stands according to an alignment with the public space whilst anchoring the corner of rue des Rogations and rue Ledru Rollin, it recreates a street frontage, an indispensable element in the organisation of this urban fabric. The intention to rebuild a more ?urban? scale (size 6 floors) whilst ensuring the integration of the project in its environment means the building is designed according to two principles: verticality and porosity. The building is organised according to the ?faults? from which the balconies are installed benefiting from facing in the best direction: in this way, four volumes are designed according to a rising rhythm. A roof that varies in height and depth accentuates this intention. A ground floor operating according to the same intentions enables a plinth effect to be created which develops around the plot.
Special paving allows the footpath to be distinguished from the vehicular route. This footpath which edges the building leads to the main entrance of the apartments located to the North. A small kiosk at the corner of Chemin de la Cotonniere and rue des Rogations houses the waste bin storage whilst the bicycle storage shelter is located on the opposite corner.
