The design optimises yield and creates a recognisable landmark building
“A BUILDING CRAFTED FOR ROCKDALE.”
The client faced a compulsory land acquisition along one side of their site. Although the site had been developed only 10 years ago, the land acquisition gave advantages of “Transfer of DevelopmentRights” and greater yield due to additional upper levels without incurring Section 96 contributions.
With careful early negotiation with Council, the newly gazetted LEP and DCP outlined height incentives which were taken full advantage of with the buildings form and massing.
SEPP 65 requirements were exceeded on all levels providing the client with a development proposal that achieved ‘Design Excellence’.’
The proposal is for a well considered and distinctive design. The design optimises the yield and therefore number people who can live in this setting; it creates a recognisable landmark building, while dramatically improving the setting and the public interface at this important corner in Rockdale.
