Revolutionary Concept of Modern Business
Through close collaboration with the investor and their team, across from Belgrade’s oldest park and the monument to Vuk Karadžić, we created an A+ class business center using a total design approach. The goal was to deliver an exceptionally humane working environment and a distinctive experience for employees and visitors, shaping every detail from the first exterior impression to the interior journey.
The greatest challenge was integrating with the row of historic business and administrative buildings on a centuries-old street, while leveraging the site’s rare advantages – its position between two street corners and its proximity to Cyril and Methodius Park. Inspired by the park, we enriched the clean lines of modernist architecture with continuous terraces and large planters, bringing greenery onto the façade and carrying the park’s atmosphere into the building. This approach enhanced both the street presence and the internal working environment.
Green Terraces
We sought to make one of Belgrade’s most beautiful parks part of the daily experience, despite it being separated from the building by a busy street. Glass curtain walls on the third and fourth floors, set back above the treetops, create deep terraces filled with plants. These offer employees open-air spaces with panoramic views of the park and the city. While fully equipped with advanced office technologies, the building’s most exclusive feature is its visual and spatial integration with greenery.
Construction-Based Façade
Pursuing a simple and honest expression, we used the building’s structure as its façade, creating an impression of sturdiness, clarity, and rationality. This choice solved functional issues, including thermal insulation, by placing the insulating layer between beams and slabs. This positioning allowed for integrated drainage and planters within the structural beams. With the investor’s support, advanced construction technologies – still rare in the local market – were implemented with exceptional precision.
Respecting the Environment and Public Space
Although granted a larger build capacity, we deliberately reduced the building’s volume to respect the proportions of its surroundings. An entire height module at the corner of Bulevar and Golsvordijeva Street was omitted to maintain alignment with neighboring façades. The tallest section is instead positioned toward the site of a future square, planned where Trnska Street will meet King Alexander’s Boulevard.
This project redefines the relationship between workspace, architecture, and nature, using its location to merge urban vitality with the restorative qualities of greenery – setting a new benchmark for humane and context-aware office design in Belgrade.
