In a situation where the relief is quite unique and where vistas are memorable and dominant, principles and purposes of the location to which must be given an adequate response are clearly expressed.
These factors, which influence the ultimate architectural expression, were identified in tradition, checked a number of times and thus defined as something that should be followed. It's a good way to provide a quality coexistence with the past and a good foundation for future creations. All of the above mentioned was a guideline when designing this complex on the Lustica peninsula.
The problem of hyper - construction, accelerated devastation of the natural environment and the density of development in this area were the first factors that have initiated our response. Aware of this our decision was to submerge the buildings as much as possible in the surrounding green belt. In accordance with this and the slope gradient, we decided that all first floors of buildings should be daylight basements and thus visually our building amounts to just one floor. Basement walls were covered in stone, wanting to transform them into a kind of reinforcement of the field (medja), something that is a common sight in the landscape of Montenegro, as well as Lustica. By building a basement floor we compled with certain principles of energy efficiency.
Wanting to visually reduce the constuction density upper floors are reduced to the smallest possible dimensions. This floor was treated like a modern interpretation of a single archetypal house. Since Marevita is a complex of 24 object it gets a responsibility for creating its own urban context . Our attitude was for the complex to look like a "modern fishing village ", therefore the answers are found in the urbanity of traditional Montenegrin villages. Conveying their urban scheme that is irregular in arrangement and orientation of the house, we got the solution for setting the upper floors of objects. They are oriented in accordance with the best exploitation of natural light and vistas, as well as relationships between objects. Unfavorable terrain relief was turned into a quality by forming a courtyard on both floors Our goal was to make a quality complex which through its insight and clear expression becomes an attractive offer on the property market, while on the other hand attempting to set up a new approach to the design of similar assignments in the territory of Montenegro.
