Name from the Building Permit Project: Multi-family residential scheme with commercial spaces at ground floor and serving infrastructure, underground parking and landscaping on the corner of Topiel and Zajęcza street in Warsaw.
When designing the apartment building „Piano House” we focused on details and the right choice of material finishes. Sandstone facade cladding of different textures, polished granite and cladding panels gives this investment located in the heart of Powiśle district a prestige feel and character. The high standard of the building is emphasized by used external finishes and timber window frames.
Layout of the building with its green interior courtyard accessible for residents ties into the existing local urban grid with its form and size. Its gable walls give possibilities of the street frontage extension on the adjacent sites to create a compact town block in the future. The ground floor from Topiel street is set back in order to create an arcade and emphasise the main entrance to the building and commercial spaces.
The design of the apartment block refers to prewar townhouses. Details refer to Art Deco style, emphasising the exceptional character of the investment. The verticality of the facade composition is underlined by the stone cladding divisions and 2-storey frames incorporated in parts of the building.
There are 81 apartments located in the building, varying in sizes and layouts. We paid big attention to the flexibility in future apartment space plans. The height of the units is from 283 to 300 cm. On the last floor there are luxurious apartments with terraces with the view to Vistula embankment and valley. All flats have loggias or terraces. Ground floor units have their private gardens.
All the stair cores are accessible from the courtyard through the spacious entrance lobbies. Core no 1 is adjacent to the main lobby with the reception. There is a covered pavement along the inner facade which gives access to all the lobbies and bicycle/pushchair storage.
There is a 700 m2 of commercial spaces located on the ground floor from Topiel street. The flexibility of the layout allows different uses, depending on residents needs, e.g. SPA. There are 92 car park spaces and spacious storage rooms located on 3 storeys of underground car park. The vehicle access to the car park is located from Zajęcza street.
