This is a residential building at the center of the city, with a view of greenery. An office building from the 1980s with an unusual urban location behind the Landstrasser Gürtel, between the Botanical Gardens and the historic
ambience of Jacquingasse, was torn down, leaving only the support structure intact, in order to create a high-quality residential building bearing the signature of Atelier Heiss Architects.
The building includes 72 apartments and offices (between 530 and 2,200 square feet) with private open spaces that will contribute, together with their residents, to the continued revival of the neighborhood. The new building is distinguished by a sober structure and façade, and integrates itself into its surroundings with strong-featured architecture.
“The reserved design of the façade is the logical answer to the elegance of the existing buildings in Jacquingasse, to the landmarked building of the Hotel Daniel, and the historic Belvedere Castle,” says Christian Heiss, managing director of Atelier Heiss Architects. Further, the horizontal zoning by a base floor and protruding upper floor gives the building a lower appearance – another respectful response to the built-up surroundings.
The building regulations are unusual for an inner-city area: the building is 130 feet away from its opposite building, which allows for a spacious forecourt, the character of which was continued by Atelier Heiss by creating a generously proportioned entrance front (100-foot-long glass façade with a canopy); an appropriate gesture for the building and its residents.
Conceptually, the building is oriented towards the Inner City. The three-foot overhang on the northern side of the top floor relaxes the austerity of the façade, giving its appearance a hint of playfulness. The architects insisted on the generous ceiling-high windows and balcony doors, giving a feeling of spaciousness, especially to the smaller apartments. The above-average openings let in not only sufficient light, but also transfer life to the outside.
A former constructional connection to the Hotel Daniel (another Atelier Heiss project) was removed – thus both buildings were granted the freestanding position they deserve.
