It's an urban residential project for affordable houses made with the construction system of Aluminum Forms for cast in place concrete. A project developed in East Santo Domingo at the neighborhood Prados del Este. At a land of 25,400 square meters.
Designed in 2009 by Gilcap Diseños y construcciones (Gilcap Designs and Constructions) and built in 2011-2012 by Inversiones Manuel Cabrera, the services we did for this client were Project Management that includes: Recommendation of type of apartments and areas, urban and architectural design, structural, electrical and plumbing design, also the Marketing 3D images, and flyers and brochures, all of this with the permits of 6 institutions required to build at DR. (The info of the timing was checked out with the Construction company now. First was given an approximate time only.)
The project is by two routes of penetration with private security. It has a main street that runs east to west, consists of 7 blocks of 3 buildings each, each building has 16 apartments and a parking space per apartment, every block has its parking spaces right in front, the project has 37 parking spaces for visitors and disabled. 336 apartments, 4 floors, 21 buildings, 1340 square meters per building, and 28,140 square meters for the whole project. Build with aluminum forms, from Colombian company FORSA http://www.forsa.com.co/en There are 3 types of apartments and only one type of building, that is repeated, which was a condition asked for the company that hire us, to be done faster. The pace of construction with aluminum formwork is a building for every 16 working days, which makes it very effective in time, it's an apartment done for each day. The construction company made an opening for the first block finished by May 2011, in that Opening they showed the Model Apartment, showed in the pictures.
Located in the center of the project and just in the main street has a green square with outdoor facilities for kids and adults, walk trials, playground, pool, bathrooms, a gazebo, bbq area and half basketball court with 2,622.67 square meters. It has all basic services: 5 fill garbage 7 triples tank system, wastewater treatment, power line, cable and phone. The project has a circuit sidewalks all around the project, with a facility to exercise without leaving residential. This residential project is of economic category affordable houses The price goes between US$41,000-US$51,282 per apartment. The currency by that time was 1 dollar for 39 dominican pesos, with is the reason that has been sold out for its good prices, but even good finishes of the construction as a good characteristic of this construction company.
