An irish investor acquired two adjacent vacant apartment buildings in a designated area. The buildings and with their courtyard annexes were in very poor condition with high levels of dry rot, fire damage and general vandalism. RBA were tasked as general planner to provide all necessary consultancy services including H&S co-ordinator, landscape design, architectural services, M&E planning and structural engineering.
A feature of this project was the partial demolition and lowering of the rear annexes which was subsidised by the local authority to improve the quality of residential accommodation in the designated area by opening up the internal city block structure. Further challenges included the treatment and removal of severe dry rot and contamination due to carcinogenic wood preservatives. The complex was fully let shortly after completion.
