10,000m2 of new offices forming part of the regeneration of the area to the west of East Croydon station. The scheme for Abstract Securities offers low cost highly flexible deep plan office space that contrasts with the narrow plan 70s and 80s offices in Croydon offering Grade A office space at competitive rents.
The simple rectilinear floorplates around central atriums optimises floor to external wall area and assists the development to meet BREEAM 2011 Excellent. The façade is articulated to respond the forthcoming public square opposite the site and the development incorporates a new public footpath linking the square with Wellesley Grove.
Procurement was fasttrack with design commenced in November 2011 and construction commenced in June 2012 and completed in August 2013. The building is now let to the Pension Protection Fund and Mott Macdonald engineers.
