renovation and addition of a 15 year old beach house. the terrace on the 2º floor was the main issue and the jump-start of the renovation...they were short on entertaining space so we extended the terrace to the side -over the entry way- with a wood structure and glass floors to avoid losing natural light on the first floor. they also wanted to upgrade the existing bedrooms on the first floor to accommodate en suite bathrooms, one of the bedrooms grew it's footage by reducing the unused laundry interior patio.
the extra bedroom and en suite bathroom on the 3º floor has access from the kitchen through an interior patio created by the extension of the bedroom 2, from the kitchen you walk through a wood glass bridge over the new reduced, though complete laundry area.
