This residence, a suburb Parisian building, is situated 90,rue Leibniz, Paris XVIII .
The project develop a five levels building, aligned on the street and another of two levels.
The program consists of two shops open on the street, a studio and 16 social housing, whose surfaces varying from 27 to 37 m².
Most of this housing of small size are occupied by isolated people with very modest rents. Because of the vulnerable population, the rehabilitation was financed without rent increase.
A degraded building:
The environment was harmful for the inhabitants:
- Dilapidated electric installations and heating have already caused fire departures.
- Problems of important humidity at the basement level and at the ground floors housing.
- Structural problems of cellars high floor, due for the building’s humidity,
The difficulty of this project, developed in occupied site, was to reconstitute the ground level’s floor, which includes the hall and corridor, in order to maintain the inhabitants’ circulation.
Temporary crossing footbridges were installed for the time of the resumption.
Environmental and social issue:
Because of the inhabitants’ economic constraint, the thermal performance is reinforced: besides the efficient convectors installation, we arranged 12 centimeters of outside insulation completed by efficient joineries and wooden shutters.
First of all, this thermal improvement is a social action allowing the decrease of heating coast.
Patrimonial issue:
We chose to respect the building's suburb Parisian image, however, to read this rehabilitation as a new historic stratum, we chose to use the wood as material to all the additions/
- Guardrail make with wood, attached to a metal frame, like contemporary review,
- Natural wooden joineries replacing old degraded wood windows,
- The shop windows, the shutters and the hall furniture are in laminated varnished wood.
