The design process has been one of
exploration of form, meaning, spatial sensation and understanding. As a beacon
that rises above most of its context it is and will be a building of
contention. The abrasive nature that residents of Sea point may welcome such a
building and the urban scheme is true of many developments that propose change.
Unlike many circumstances, the residents will be in uproar over their
obstructed connection with the ocean which has been the nature of sea point.
This connection has forced the area to hug the ground and this has been to the
detriment of public life which should be the emphasis of any urban context.
These notions steered the development of
the urban scheme to celebrate the pedestrian in annexing him from the motor
vehicle, so as to force the interaction with the urban. The proposal suggests a
general densification of the entire area creating a critical mass. Such urban
regeneration makes the scheme viable and enforces the interface between urban
and pedestrian.
To remain true to the ideals of the urban
proposal the building itself becomes the gateway to the street as the
pedestrian leaves his car in the center of the city block. The notion of
threshold becomes apparent as one moves between the interior of the city block through
the building into the street. This forms
a back and front to the building; an approach and an exit. The facades have
been treated with this in mind as they deal with both programmatic issues and
environment.
The success of the building relies on its
ability to work. As with many high rise buildings structure, circulation and
services are essential to their success. In the building it is these decisions
that have dictated much of the form. Yet it is the attention to the sensation
of space that truly defines not only the interior but also its immediate
surroundings. These sensations can be defined by the use of volume, light and
colour (materiality). As it is the occupant of the space that one caters for.
In conclusion the building acts as a case
study in reaction to South African urban life as it attempts to emphasize a
forgotten precedent. As modern day living has been dictated by the car thus
forming unrelated nodes which ultimately leads to an unsustainable urban
framework riddled with congestion. The design revels in the urban and having
all the amenities for living with walking distance. The building is a mix use
building that comprises of 0ffices (work, accommodation (live) and
Shops/restaurants (play).
