Site context:It is a three storey split level single occupancy dwelling. It is a middle terrace property. The street is entirely residential with similar Victorian properties.The rear garden of this property has an existing timber frame and masonry conservatory with a polycarbonate roof to the rear of the existing kitchen, and a small courtyard enclosed by this conservatory to the side of the house, adjacent to the living room.The boundary between this property and the adjacent one is overgrown with foliage all year round and thus some high level screening is already present between the properties in addition to the conservatory.Project:Providing a single storey kitchen extension to the rear of the property to replace the existing rear conservatory.The extension will provide a flat roof with new roof lights; folding glass doors and full height windows to the garden and will enclose the existing courtyard with access to it by a new glass door and full height window. The extension will be finished in a contemporary off white render, with natural hardwood timber framed doors and windows and an aluminium coping to the perimeter parapet.The project consists of a contemporary kitchen rear extension finished in off-white render. It features highly insulated cavity wall construction, with a flat roof, sky lights and perimeter parapet with aluminium coping detail to the roof line.To provide an open plan kitchen and living space by removing existing exterior walls, utilising natural daylight, underfloor heating and high performance insulation.The extension features a set of full height windows and timber frame double glazed folding sliding doors to the rear façade to provide access to the existing rear garden.The garden is to be landscaped with new timber decking and perimeter planting and bench seats.Environmental strategy:The new proposal will improve the thermal efficiency of the existing kitchen area of the property.
