Located at the heart of Canning Town, Rathbone Market is a joint venture of developer English Cities Fund and the London Borough of Newham. Planned over three phases, it is the pioneering scheme for a £3.7billion regeneration programme for the area and will include 652 homes and supporting uses to revive the decaying high street and historical market.
Phase 1, 'Vermilion', is the programme's landmark development, providing a recognisable presence in London's cityscape and bringing about change to perceptions of the area. The scheme has enhanced diversity of housing whilst safeguarding existing employment opportunities for people living and working in the area.
The community was heavily involved through design consultation and during the project delivery through the support of local employment, training and apprenticeships by Main Contractor, John Sisk and Son. Consultation included liaising with existing elderly tenants to develop new housing types, and traders to design the public realm.
Vermilion delivered 22,000 sqft of retail and 271 apartments with innovative mixed tenancies including: private sale, social rented for the elderly, shared ownership and Private Rental Sector (generating profit to reinvest in affordable housing). Furthermore modern methods of construction were used to deliver high levels of quality and performance.
Designed to achieve CFSH Level 4, sustainable principles such as orientation and carbon reduction were employed. Vermilion's integrated attenuation system harnesses the rain from the brown roofs into an amenity lake; a green wall deflects noise and pollution from the adjacent highway and planting mitigate wind impact. A CHP system provides green energy whilst rooftop allotments provide onsite food growing opportunities.
The comprehensive approach to community engagement, matched by the dedication of the team to sensitively facilitate transformational change for the community represents an exemplary approach to regeneration delivery. As a result the local community has demonstrated considerable optimism and support.
