A "Three-Dimensional Neighborhood" Designed for Social Interaction
Urbanized Public Community Located in the southwest of Quzhou City, the Quzhou Lixian Future Community extends to Xinyuan Road in the east, Shuanggang Bridge in the south, the Qujiang River in the west, and faces Yanjiayu Island across the river. The master plan emphasizes openness. The neighborhood center and community kindergarten are centrally located to facilitate resource sharing. The ground floor is elevated, creating an open, shared, three-dimensional overhead pedestrian system. This system connects residential clusters, the neighborhood center, and kindergarten within the community, and also links to the car-free Yanjiayu Island across the river. It achieves pedestrian-vehicle separation while establishing a truly open, accessible, playful, and safe urban public space, blurring the boundary between the community and the city. Community and urban public services—such as a market, shops, preschool centers, elderly care facilities, and entrepreneurial support—are arranged around the ground floor periphery, integrating urban functions into the community's edge.
Enclosed Residential Cluster In the cluster layout, the resettlement housing is situated in the community's central area. While it lacks direct river views compared to commercial housing, it benefits from proximity to the neighborhood center and kindergarten to the west and an urban park to the east, offering convenience and a different urban landscape.
Unlike the homogeneous, monotonous spatial experience of conventional row-style commercial housing, an enclosed layout creates a more inward-focused space with a stronger sense of belonging. To facilitate the resettlement allocation process without challenging the prevailing preference for north-south oriented units, these units are placed on the north and south sides of the cluster. Public rental housing and some community service facilities are oriented east-west. This mixed-residency, multi-directional layout fosters more opportunities for visual and verbal interaction, not only encouraging neighborly acquaintance but also creating "eyes on the street," enhancing community security.
To further encourage interaction, a "Three-Dimensional Neighborhood" system of duplex, cross-unit sky galleries connecting public spaces across floors 1-7 was designed. This system effectively shortens perceived distances between units and floors, mitigating the massive scale typical of slab high-rises. It extends ground-level social interactions vertically and creates new activity spaces both at the elevated ground level and on rooftops.
House Type Combination More Suitable for Communication The resettlement and public rental housing include nine unit types ranging from 50 to 130 square meters. To enhance the living experience, designs frequently incorporate two-bay or three-bay balconies to maximize access to sunlight, city views, and courtyard vistas, ensuring all orientations have desirable qualities.
The existing "acquaintance society" foundation allowed for a veranda-style (external corridor) residential layout, with 4-6 households grouped per floor. This achieves more shared social and activity spaces while meeting high density requirements and allowing flexible unit combinations. Externally placing some building cores (for stairs/elevators) not only improves unit ventilation but also creates larger platform spaces where corridors meet, offering more opportunities for homecoming, lingering, and chance encounters.
Traditional-Inspired Facade Design To create a more intimate and comfortable scale, the facade is divided horizontally at the 7th floor using white and wood-grain textured coatings. East and west facades employ prefabricated perforated bricks, providing sunshade and insulation through low-cost, passive energy-saving methods. Inspiration came from Quzhou's ancient city gates and traditional houses: large-scale arched gateways enhance the ceremonial feeling of returning home, while horizontal roof overhangs on the upper floors evoke the memory of traditional "eaves" and serve practical functions like weather protection.
The Quzhou Lixian Future Community Resettlement Housing was completed and delivered in August 2022, receiving positive feedback from residents. For this project, which differs from typical commercial developments, ongoing observation of its usage—including emergent social patterns, public space efficiency, and maintenance—will be valuable for verifying or refining the design approach.
