The building forms the transition between low scale residential buildings and the shopping district, which is being redeveloped into a mid-rise strip with retail at ground level and housing above. The facade is highly articulated with street and lane facades expressed as ‘floating’ elements to relate the building to the pedestrian scale. The built form is modulated by variation in height from four to six storeys and generous setbacks on the upper floor.
