PUUUR BSH *, Buiksloterham Amsterdam

Introduction
PUUUR BSH is a residential building in the Buiksloterham area, an industrial area that transforms into a residential neighborhood in Amsterdam North. The project features innovation at all scale levels from obtaining the lot to construction: in the field of development process, new role architect, the [lot-overshooting] sustainability.
Innovative detailing of prefab dilatations and the realization of luxury homes with high-quality finishing levels, for low selling prices. The sustainable complex with sound-proofed facades and overhanging balconies, consists of 32 commercial houses, 3 shopping units and a two-layer parking garage. The building is on Lot 21, which was tendered by the municipality during the crisis.
Large outdoor spaces and light houses feature the apartments, each with 2m deep, spacious balconies [20m2 to 60m2], [roof] terraces and large ceiling-high aluminum sliding doors.
Following PUUUR BLOK [winner Zuiderkerk Prize 2015, nomination Amsterdam Architecture Prize 2016] the first successful concept of housing development in cooperation with clients, completed in 2015, PUUUR BSH was originated right after en completed early 2017. The realization took a regular development and construction progress of 3 years. While the construction production for housing in the Netherlands had almost completely stopped during the crisis, Atelier PUUUR has realized 2 medium size projects with a total of 52 houses. Many Tranditional developers wondered how came we were successful. The answer lies in affordable luxury and maximum freedom of apartment layout. All layouts were unique, and completely designed by the buyers itself.
Sustainable
The building is 100% Climate Neutral [municipal point of departure] and has a high sustainability, in addition to solar panels and triple glass, an innovative residential collective heat recovery ventilation system, which provides energy efficiency, low maintenance costs and space saving. There is a thermal ground energy [heat and cold] storage system with underfloor heating and cooling. The casco with additional floor height and smart installation concept, makes new apartment dividing relatively easy in the future. The underground garage with 20 parking places provides individual electric car charging facilities.
SmartGrid
The SmartGrid for the sared energy groundheat pump is innovative. A new way of
energygaining efficiency, for sharing energy with the neighbour block and be able to cope better with energy peaks. A separate management association has been set up for the installation space.
Transforming consumer demand: Customized design
The new consumer need is participating with far-reaching influence on their future living layout. The houses are all tailored according to individual housing requirements. The numbers and house sizes have also been completely question-driven and are not predetermined.
Need for shared spaces:
Living together in an apartment complex can be more than just sharing the elevator hall; common spaces reinforce the community feeling and are an added value to the living experience and quality of life. There are 3 shared living areas, such as a space for a gym, a shared roof terrace at 30m height and the owners Association owns a common space on the grounfloor, to be filled in as a common guest house or to be rent to a coffee shop.
Innovative prefab facade: prefab concrete dilatation
The prefab concrete facade dilatations have been given special attention and have been designed carefully. They are architecturally and technically out of sight, eliminated by the deepened joint, which does not disturb the massiveness and appearance of the building.
This detail as an ornament, innovatively conceals the prefab dilatations and is also a subtile detail seen closely. The 30 mm thick, factory-glued wasserstrich brick strips are provided from 10 mm deepened joints on construction. The bricks are tailored for this project, baked in a larger size and have a unique yellow color scheme through the 4-fold stone composition. The staggered façade frames on each floor, ensures a playful appearance and looks massive and airy at the same time. The ground floor facade is made of brownish natural stone plates and forms the base on which the brick volume rests.
PUUUR BSH is a design and development of Atelier PUUUR.
Extensive customization and high standard have been made possible with a high comfort and finishing level in collaboration with Vink Bouw Nieuwkoop and 32 private clients. PUUUR BSH has been developed in a co-clients collaboration, an organized way of self-building.
