introduction
PUUUR BLOK, part of the high-rise housing strip called Blok 0 consisting of 9 plots, ensured that after a long period of stagnation the Houthaven project location was reactivated. PUUUR BLOK is the first completed new housing construction of the planned about 2000 new houses in the new residential Houthaven [Wood Docklands] area in Amsterdam West.
Design
The PUUUR BLOK complex consists of a nine layers high apartment block with 18 apartments and two 5-layer town houses with in between a courtyard on top of a underground car park, in a highly urban setting.
The facades are an outcome of the planning conditions and the clients needs for light houses and large outdoor spaces. The facade grids are completely filled with large luxurieuos folding glasdoors, making these terasses an extension of the adjacent interior spaces. The sturdy, open facades match the industrial character of the dockland, offering a panoramic view.
Customization
The building consisted a framework filled with customized dwelling units of different shapes, build up like the Tetris game, the amount and typologies of the apartements are completely demand driven build and were not determined in advance. The framework and installation systems have been designed in a way that changes en flexibility was made possible even in the end stage of the development. Because of this customized concept it was possible to respond effective to the difficult market during the crisis.
Quality
All the homes feature big outdoor spaces ranging from 20m2 to 60m2, [roof] terraces and large floor high anodized aluminum folding doors ensuring light rooms. The pale yellow stone facades of Gauinger travertine alternately on each floor honed and chiseled finished for a subtle detail and sunlight play, giving the building a different experiance at nearbye.
Durability
The building has a smart, flexible layout, built with durable materials and is 100% Climate Neutral building [qualification standard of the municipalty]. The building is connected to City Heating / Cooling, solar panels, high quality insulation, triple glazing, and particularly the collective heat recovery ventilation system. The parking spaces have individual electric charging facilities and also bicycle charging points for common use. The durable concrete structure is designed in a way that new apartment layouts and divisions are relatively easy to realize in the future. Houthaven area is acknowledged as “Excellent Area” – a national example of sustainable development.
sharing Economy
Living together in an apartmentbuilding can be more than just sharing the elevator hall; Common features strenghtens the sense of community and make life more pleasant. There is a gym and roof terrace at 30 meters height for shared use. The owners association is owner of a retail space on the Haparandaweg with a small catering facility, enrichment of Haparandaweg and the new residential area. In the indoor semi-underground basement is a mezzanine with several shared parking spaces for bikes. The 18 parking lots are shared with a parking app.
industrial noise
The high noise level reduction on the northwest facade was neccecary because of the the adjacent business park. Also The highrise Blok0 complex itself functions as a sound barrier for the rest of the residential area of the Houthaven.
Noise reduction on this facade features a floorhight, glass sliding panels system that also made outdoor spaces possible benefitting the nice afternoon sun. These screens also provide a playful facade by the multiple use of it.
