Punta Centinela: Middle income mixed use development: 82 homes and 25 commerces. Construction presents an advance of 85%. All of the commercial and 75 residential units sold.
The triangular site was mined for sand by the previous owner, leaving the ground level below the main avenue. Construction of a cluster of traditional homes was unviable. Our proposal increased density and took advantage of the main avenue frontage.
Commerces were located at street level generating parking below. Residential buildings placed on the perimeter, creating a central garden. Residential modules were rotated generating a serrated shape that improves vistas and orientation.
Four types of apartments:
FLATS: At the North side of the site. Parking on the ground floor. Materials product of the excavation were used to rise the ground level behind the buildings generating gardens for the first floor units, and reducing the amount of materials sent to external landfills.
SKY & GARDEN HOMES: Two level town homes integrated in four level modules.
Garden homes are reached going down five steps, their private gardens offer views of the public area.
Sky homes feature a triple height entrance, their large terrace overlooks the public garden and offers panoramic views.
VISTA HOMES: Over the commerces, their sloping roof reaches 3.50 meters. Living room and two bedrooms placed around a central patio overlooking the street.
COMMERCIAL ZONE: An inclined column “anchors” the facade. A steel structure allows for the necessary clearances for parking while permitting the use of removable partition walls for the commercial spaces. The concrete slab between the commercial and living areas serves as foundation for the Vista homes, permitting the use of cost efficient bearing walls.
