PSJ PLAZA SOR JUANA /ESTADO DE MEXICO. MEXICO, 2009-2010 http://www.plazasorjuana.comPSJ is a building typology that combines retail and commercial area with office space; allowing for maximum tenant flexibility. The project features two main components: at the ground level, a light and transparent object which allows for a strong interaction between the interior and the surroundings; designed for a series of selected retail stores that open up onto a naturally light courtyard. Floating up above, a more solid element accommodates the office space; it presents a series of vertical openings that are intended to bring natural light to the offices. The 900-square-meter site is located on a mixed use strip in Tlalnepantla, Estado de Mexico. Tlalnepantla is considered one of the richest and most industrialized municipalities in the country located in the northern area of Mexico City.The program requirements are laid out in 3 levels: an underground area for office and retail parking stalls, storage and machine rooms; where light, color and graphic design are introduced as key design elements. The parking ceiling slab is proposed slightly above grade, generating a horizontal opening introducing natural light and ventilation. The ground level is mainly for retail and commercial stores that range from 45 to 75 square meters each; the design strategy allows for multiple store combinations as well as provides interior and exterior storefront; maximizing the product and activity exposure. The stores are arranged around a double-height space provided with informal seating area and vegetation. In addition, an exterior area for car, motorcycles and bicycles spaces is also provided at this level. Finally, the first floor is proposed for 7 independent office spaces that vary between 45 to 135m2; each office area is provided with the privacy of an exclusive entrance accessed through an open corridor and bridge. The covered courtyard is also propose to bring natural light to the interior facades of both, the retail and office areas. The entrance of the building performs as the connecting point between the two components; generating a continuous dialogue between the inside and the outside.
