Built in 1905, the historic PS 90 in central Harlem had been abandoned for over 40 years. C+GA was the architect for the restoration of this 103,177 sq. ft. historic building and conversion to 75 condominiums and ground floor community space. 30% of the units are affordable. The design objective was to restore the original Collegiate Gothic Style façade, comprised of red brick exterior, limestone and terracotta detailing. The brick with terracotta trim middle floors, and the entire terra-cotta parapet and penthouse required much rehabilitation. Large amounts of vegetation over growth had to be removed, spalled brick and terra cotta were patched, missing and cracked terra cotta units were replaced and the entire parapet needed to be taken down and rebuilt using the original finish. PS90 is listed on the National Historic Register as part of the West 147th -149th Streets Historic District.
The design incorporates numerous sustainable features, natural light filters throughout the building, especially in the residential units. All windows are operable, and energy efficient heat pumps, boilers and light fixtures were used. Light-colored paving materials on the rooftop and courtyards minimize the heat island effect, and drought-resistant plantings minimize water consumption.
