INVESTMENT STRATEGY IN REAL ESTATE DESIGN : : 1981-2005
John J Glad assumed this challenging site days before it was to appear for zoning. The initial neighborhood center site was sold at about 15 AC. The quandary to the investor was what to do with the balance of the land and how to retail it at it's HBU [highest and best use].
This successful site attracted most of the American retailers to this suburban intersection. Once only vast fields of grasslands, with one lone BBQ joint, it stands as the "Grandfather" of how investors can create a mixed use master planned environment even centered around the car, and have a handsome return. The keystone decision ? Glad's creation of the main boulevard called Preston Park South Boulevard, as the "Front Door" internal to the balance of this land. The institutional investor was HOMART of Chicago. Long after leaving HOK Dallas, Glad advised the real estate brokers and owner on how to deliver each of the parcels, with feasibility vignettes and studies.
