This project thoughtfully addresses the development of a long-vacant urban site that had remained undeveloped since its rezoning in 2007. The key challenge was to unlock the site’s potential by achieving the right density to make the development financially viable while still delivering a high-quality living environment. From the outset, efficiency guided every decision, influencing cost, spatial planning, sustainability, and material selection.
The building’s form is shaped by a New Urbanist approach, which embraces both a strong urban edge and a courtyard typology. The urban edge creates an active, well defined street frontage that strengthens the pedestrian experience and integrates the building confidently into its neighbourhood. Behind this edge, the courtyard becomes a shared social space that encourages community engagement and a sense of belonging. This configuration is not simply a stylistic choice but a direct response to the site’s irregular geometry. As the building bends to follow the site boundaries, generous communal spaces naturally emerge, enriching the living environment and supporting neighbourly interaction.
Each compact 54-square-metre unit accommodates four bedrooms, a kitchen, a lounge, and a bathroom. The tight footprint is carefully resolved, providing practical, comfortable homes that balance density with liveability. Material honesty forms the backbone of the project. Standardised facebrick was chosen for durability and efficiency, but monotony is avoided through playful plaster strips around selected windows, which introduce subtle individuality to the facades. A bold yellow accent gives the building a strong, recognisable identity, with future buildings in the development intended to feature their own signature colours.
Sustainability is woven into the design. Light wells draw natural light and ventilation deep into the building, reducing reliance on artificial lighting. Gas water heating
further minimises energy demand.
This project is exceptional for its ability to create socially responsive, emotionally resonant architecture within strict economic and spatial constraints.
