PERIFERICO, is a multi-unit residential building, located to the south of Mexico City, very close to San Angel, known as “original town”, characterized by its colonial history, monuments and religious architecture, as well as its museums, squares, streets and traditional parties.
At the end of the 18th century, San Ángel was outside of Mexico City, at that time it was the favorite destination for relaxation. The residences that were built at that time, were characterized by being surrounded by gardens, nowadays those constructions are historical heritage within the city.
History and context set the tone for the design of PERIFERICO, where homes are generated, surrounded by gardens, the spaces destined for this purpose represent 20% of construction area of the project.
Volumetrically the building was solved by a parallelepiped of 115.00 meters high, a pair of subtractions generates two great voids, where set green terraces with triple height, which in turn separate a series of terraces, designed strategically to plant about 200 trees on the project.
This project is located on an irregularly shaped plot, with 1,742.00 sq m, on Adolfo López Mateos Boulevard (PERIFERICO), one of the main communication routes in Mexico City.
Using local urban normative instruments, it was possible to conserve the maximum allowed construction area, approximately 21,000 square meters, with which the normative paradigm of an orthogonal 15-story building could be solved, with scarce 20% of free area, the solution became a 30-story building with 50% free area, thus separating, from the street and its surroundings, to keep privacy and serenity inside the complex, in addition to generating better habitability conditions for the departments.
The orientation of the building was planned to generate natural lighting and ventilation, as well as to achieve the best visuals at higher levels: towards the east the emblematic Popocatépetl and Iztaccíhuatl Volcanoes, to the South the San Angel neighborhood, while towards the North and West, the tallest buildings in Mexico City.
The project includes 184 departments with surfaces from 65 to 250 square meters, distributed in 30- stories. On the ground floor there is the entrance hall and amenities, which include a gym, swimming pool, spa, business center, playroom, library and cinema, at the top of the tower there is a rooftop, all of them for the benefit and exclusive use of all its inhabitants.
The envelope is mainly composed of white concrete panels and insulated glass. The ratio of span and mass in the main volume, was carefully designed to contrast with the orthogonal rhythm of the context, and in turn allow natural lighting and ventilation in all departments.
The concept of the interiors of common areas is characterized by its large spaces and heights, where natural materials such as wood, and white marble are combined.
The structure is solved by rigid reinforced concrete frames, it is worth mentioning that the building is in one of the most stable seismic areas of Mexico City.
